We recommend any home built prior to 1970 have the main sewer line inspected by a camera to determine the piping type and condition. In cases where there are a number of large trees planted in the area of the main sewer line, we recommend that line be inspected as well in order to verify that there are no invasive roots.
Regardless of the loan originator, we recommend that all private and shared wells be tested for water quality. Some areas in Arizona experience high nitrate, nitrite, and arsenic levels. We always recommend wells be tested for the health and safety of you and your family.
Our water well inspections include a flow test, a gallons per minute test, as well as a visual inspection of the equipment to ensure it is operating within normal parameters. We will also research the well on the ADEQ website to determine the depth, static water level, and type of casing used in the construction of your well. All of this information will be included your personalized inspection report.
