For those intending to sell their home, a professional pre-listing inspection can be eliminate any surprises and give you an edge in the market. A pre-listing home inspection report can provide sellers with a good idea of what items the buyer’s inspection will reveal, giving you the opportunity to make any necessary repairs ahead of time and helping to ensure you receive the best possible price for your home. Even if you choose not to make any repairs, you can provide the buyer with the inspection report and sell "as is." Either way, a home inspection will save you time and help avoid any unnecessary delays in the sale of your property.

A professional home inspection is paramount when considering purchasing a home. In fact, the FHA/HUD recommends that all homes prior to closing have a home inspection. Being made aware of any deficiencies, needed repairs and/or potential hazards ahead of time will aid in your decision to purchase a home, as well as in negotiating the price of the home more effectively and realistically. No one wants to buy what appeared to be the home of their dreams only to find out after the deal has closed that there are problems that could have been brought to light through an inspection prior to purchase.
A home inspection is an objective visual examination of the home and its systems. The main purpose is to identify major deficiencies or items which, in the opinion of the inspector, you need to be aware of for health and safety reasons. In the event that repairs are required, the inspectors at B&A can provide you with referrals to specialty tradespeople. The standard inspection report includes a review of the condition of the home’s heating system, central air conditioning system, interior plumbing and electrical systems, roof, attic, visible insulation, ceilings, floors, windows, doors, the foundation, basement, and overall visible structure. We use the latest technology to conduct the most thorough inspection possible. B&A conducts inspections in accordance with Arizona Standards of Professional Practice.
We recommend that all new builds get inspected throughout the construction process; at minimum, a pre-drywall inspection and a final walkthrough. Thousands of lawsuits are filed each year due to major construction defects. These two inspections can help to catch any issues while they are still easy to correct.
