Customized Garage Storage

Rubbermaid’s FastTrack Garage Organization System turns a plain garage wall into a huge storage area. Railings are fastened to the walls, then modular hooks attach to the railings to hold sports, garden equipment or any other items you can thing of. The railings are available in various sizes, from 48 to 88 inches. New sport accessory hooks attach to the rails to store baseball bats, hockey sticks and even bikes. Other accessories will work with ladders and gardening tools. Wire mesh baskets with solid bottoms can store all sorts of smaller items. Prices for the railings start at $13.00 and accessories cost $7.00 to $30.00. You can find this product at Home Depot and Wal-Mart. What makes the unit great is that you can slide the items along the rails to make room for more stuff.

 

Finger-scan garage door opener

Forget about memorizing four-digit codes to open the garage door. Master Lock’s SmartTouch garage door opener ($200) works by reading a finger scan. Just swipe your finger across the sensor and it reads your personal fingerprint (yes, it works even if your finger is dirty!) to open or close the door-no more keys or access codes. The door opener works with any automatic garage door system, stores up to 20 users (as young as 4) and is wireless, so it’s easy to install.

A separate programming module (included) connects to the sensor unit to record finger scans and programs the unit, and then is removed. A relay unit is also included to serve as a traditional push button opener inside the garage (and it’s needed for the scanner to work). It’s wired to the garage door opener. Telescoping ladder for attic storage

Werner’s telescoping attic ladder, called the “Televator, needs a smaller opening than conventional attic dropdown ladders, making it perfect for attic access in tight spaces like closets and hallways. It installs between normal rafter spacing. It is available at Loew’s of Amazon.com. The 8 foot model cost $325.00 and the 10 foot model is $380.00. The ladder is rated for 250 pounds.

Monitor your home with remote cameras

There are a lot of vido monitoring systems on the market, but check out the KwikPeek wireless system because it is less expensive (about $200) than most. The remote camera runs on a set of AA batteries for months and the receiver plugs into a standard electrical outlet. The optional handheld monitor ($130) is portable, so you can view it anywhere. If you want to skip the portable monitor, hook it up to a television or computer monitor at no extra cost.

The downside? To make the batteries last, the system does not provide a continuous feed (unless you plug the camera into a standard outlet). A handheld remote turns on the camera, then the camera turns off at a preset time up to five minutes. It’s great if you want to occasionally check on the kids or see who is at the door. Up to four cameras can be hooked up to the receiver. The system has a range of up to 300 feet, depending on obstructions. Buy it online or by phone. Instant access to your clothes

The efficient storage system used by dry cleaners that puts clothes at your fingertips in now available for your bedroom closet. The wardrobe Valet holds up to 400 items of clothing. You just flip a wall switch and the wardrobe rotates so you can quickly see your clothes and pick out the outfit you want.

You will need to run electricity to the wardrobe and install a wall switch. The minimum space required is 4.6 feet by 6 feet. This provides 10 feet of hangar space. The system is not cheap. Two –in – one switch

This new fan time delay switch ($40) turns on the bathroom light and fan simultaneously. When you flip the switch off, the light turns off, buth fan continues to run for a preset time up to 60 minutes. The company says it usually takes 25 minutes to clear a bathroom of moisture after a shower or bath. The switch replaces the light and fan switches and can be installed in an electrical box. Keeping an Eye out for unwanted guest

Warm, dry summer weather is a great time to look out for insect infiltration and take steps to keep your home “relatively bug free”.

Any where around the home that has earth to wood contact is an open invitation to tiny things that crawl. It’s a good idea to keep all foliage at least 12 inches away from the foundation and walls of your home. Make sure you have a positive drainage grade all around the home and keep a distance of at least 4-6 inches of clearance between the siding/stucco and the ground level. This gives you a chance to see any insects that may be trying to make your home their home.

Eliminate all standing water around the home. This will cut down on the number of mosquitoes around your home and any reduce any West Nile virus threats to you, your family and pets.

Reduce moisture around the home during the monsoon season by making sure drainage is away from the home and the property.  Caulk and seal any cracks around the home and make sure all vents are screened properly.

If you see saw dust and you have not done any woodworking lately it may be time to call in the pest control folks!

 

Ceiling Fans

A ceiling fan can improve the comfort and energy efficiency of your home year round.

First, be sure that your fan has a “reverse” mode. When the leading edge of the fan blade is lower the trailing edge air moves upward – that’s the winter position. When the leading edge of the blade is higher the air moves downward – that’s the summer position.

In the summer you want the fan to blow air directly downward. This position has a cooling effect on those beneath the fan. During the winter you want air to blow or upward toward the ceiling. This causes hot air above to move across the ceiling and down the walls. Warm air circulates throughout the room and absorbs condensation from windows and glass doors. This improves comfort, lowers your utility bill and reduces mildew at window sills.

Steel Door Repair

Do you have a nasty unsightly dent in your steel door? If so, you will find what you need at the auto supply store! That’s because auto fender benders are the key to steel door dent enders. First, remove the door and lay it flat. Then buy some auto body filler and till the dent or crease according to the directions. After it dries, sand lightly to level the surface and dull the rest of the door with fine sandpaper. Then wipe it clean, spot prime the repair and then re paint the entire door. Let the door dry thoroughly before you hang it up again.

 

Dry Lubricants

Penetrating spray lubricant is not always the best lubricant for everything around the house. Drawers, cabinets, locks and latches, windows, sliding and bi-fold doors and other metal wood and plastic surfaces inside the house all need lubricants that stay dry and clean.

Graphite (powder or spray) wax and silicone all dry quickly, so they don’t attract dust, which can clog or gum up moving parts. Each of them solves unique lubricating problems better than any other lubricant and costs less than $5.00, making them well worth keeping in the shop next to the penetrating spray.

Use graphite to lubricate locks; unlike oil or penetrating sprays, it will not collect dust, which will clog the mechanism. Rub a solid lubricant made from was on wood drawers, wood windows and other porous surfaces. Use silicone spray on drawer rollers, window tracks and other plastic, rubber and metal surfaces. It dries almost instantly.

Compress Air To Go

 

Forget about hassling with a heavy gas or electric compressor for small remodeling or repair jobs-or even for just filling tires. Kobalt’s compressed regulator system gives you the pneumatic power you need to run nail and staple guns-all in a 9-oz C02 tank that’s small enough to clip onto your belt. It’s also great where there is no power to plug in an air compressor or you just don’t want to hassle with hauling one around.

 

The tank is highly pressurized, like a scuba tank, and the CO2 pressure does not weaken like a battery does, so you get full power right up to the last shot. The manufacturer says one tank provides 675 shots with a brad gun.  That is more than enough for small projects.  But you pros migh want to invest in two tanks to keep one working when the other empties. Lowe’s sells the tank, regulator, 10 feet of air hose, safety glasses and a carrying case for $100.00. You can trade in the empty tanks to Lowes for full ones at a cost of $6 to $12 per tank or buy a new tank at a cost of $24.00.

 

Heavyweight Pot Lifter

 

Oversized flowerpots, landscaping stones and other heavy items can strain even strong, healthy backs. The PotLifter ($30) will help reduce the strain of moving these large pots around the patio. It will fit around most large pots up to 6 feet in diameter and weighing up to 200 pounds. Two people can now easily move these large pots around without straining their backs. www.potlifter.com

 

Fold up Cart

 

Garden carts and wheelbarrows often eat up valuable storage space in your garage. The new Fold-A-Cart ($140.00, plus $35.00 shipping) saves that space by folding up into just 20% of it’s size, so you can hang it on the wall, out of the way.  Fully opened the cart holds 6 cubic feet or 200 pounds. Slick duct-tape dispenser

 

Let’s face it duct tape fixes everything doesn’t it? So your shop or garage definitely needs this little gizmo. The Tape-Wrangler 700(and it’s western too) is a heavy-duty tape dispenser that ensures you will never lose your duct tape again. It mounts to the wall in your garage or workshop, or push a little button and it detaches from the mount so you can take it with you. Replace a Broken Sprinkler Head

Broken sprinkle heads are easy to identify. Simply look for cracked or broken plastic casing on the heads, heads that don’t pop up, or water that sprays wildly or not at all.  It is common to find the top of the head completely broken off. This typically happens to heads that are set too high and run over the vehicles or hit by lawn mowers.

Replacing the head is one of the simplest fixes. Replacement heads are available at home centers and online, starting at $5.00. Be sure to buy the same type of head that you are replacing.

To change a broken head, turn off the system and dig a 2 foot diameter hole around the head. Using a square shovel or spade, slice the sod into easy to remove sections. Set the sod on a tarp so you can set it back into place when the job is done.

Dig down to the “riser” (the vertical pipe that branches off the main line) which is connected to the sprinkler head. Dig with a light touch to avoid damaging the plastic water line, which is 8 to 12 inches underground.

Turn the head counterclockwise to remove it from the riser. While the head is of, take care not to spill dirt into the riser. Sprinkler heads are installed only hand tight, but after being in the ground for several years, they may require the use of wrenches to unscrewed.  If the head doesn’t turn easily, hold the riser with the slip joint pliers to keep it from twisting loose from the fittings below.

Attach the new sprinkler head by placing it on the riser and turning it hand tight. Don’t use Teflon tape of joint compound on the riser threads.

Sprinkler heads are factory tested to make sure they work. As a result, they are often packaged still wet, so don’t be surprised to see water in a hew head.

Before filling in the hole and replacing the sod, set the desired sprinkler pattern.

This futuristic looking new unit provides continuous softened water. While one tank regenerates, the other softens the water, so there is never any downtime. I suggest stylish and durable honeycomb shades. Honeycomb shades or cell shades have air pockets between layers to insulate against temperature fluctuations outside. During the warmer months, the shades keep the sun and heat out to trim air conditioning costs, and keep your house cooler.

 

They are stylish, and there are more options with color and pattern than most conventional window coverings. Fix a Sticking Sliding Door

Years of dirt, exposure to the elements and hard use can turn sliding doors into sticking doors, but the problem is usually easy to fix.

Start with a good cleaning. Scrub caked dirt and grime out of the track with a stiff brush and soapy water. If the door still doesn’t slide smoothly, the roller under the door either nee adjusting or need to be replaced.

Locate the two adjusting screws at the bottom of the door (on the face or edge of the door) and pry off the trim caps that cover the screws. If one side looks lower, raise it until the door looks even on the track. If the door still sticks, turn both screws a quarter turn to raise the whole door. Then slide the door just short of the jamb and be sure the gap is even.

If the door still doesn’t slide smoothly, you will have to remove the door and examine the rollers. Get help for this-the door is heavy! Unscrew the stop molding on the inside of the jamb. Be sure to hold the door in place once the stop removed-if you forget and walk away for a moment, the door will fall in, requiring a much bigger repair! Tilt the door back and set on sawhorses. Inspect the rollers for problems. If they are full of dirt and debris, give them a good cleaning and a few drops of lubricant and see if they spin freely. However, if the rollers are worn, cracked or bent, remove them and replace them with a new pair ($8-$16.00 a pair)

You can order rollers and other door parts through lumberyard and home centers or online (alcosupply.com or blainewindow.com. Look for the door manufacturer’s name on the edge of the door or the hardware manufacturer’s name on the roller.

Questions To Ask When Shopping for a Tax Professional

Although you may not have received all your tax documents yet, it’s not too early to start looking for someone to prepare your tax return. Remember, not all tax preparers are created equal. So, when shopping around, ask yourself a few important questions:

1. What kind of tax preparer should I seek?

Enrolled agents (EAs), certified public accountants (CPAs), attorneys, commercial firms, and seasonal tax preparers are popular choices for tax preparation; however, only EAs, CPAs, and attorneys can represent you before the IRS. The money you may save using an unqualified preparer could be overshadowed by the additional tax you may pay.

Many states have no special licensing requirements for tax preparers, but Enrolled Agents receive their designation (license) from the federal government. They are authorized to appear in place of a taxpayer in dealing with IRS audits, collections, or appeals.

2. Is the tax preparer knowledgeable and up-to-date?                                     With four new tax laws at the time of this article with over 1500 pages, knowledge is king. EAs are also experienced in areas such as tax and financial planning, estate and trust services, small business consultation, and more.

3.  Is the tax preparer bound by any ethical standards?
Enrolled agents are required to abide by a high standard of professional conduct. EA’s who violate this standard may be suspended or disbarred from practice. EAs are also subject to rigorous background checks before they receive their license. EA’s are also bound to the Gramm-Leach-Bailey Act of 1999 to keep all your information confidential.

4.  What are your needs?
Everyone has specific tax needs. Enrolled agents prepare millions of tax returns each year for individuals, partnerships, corporations, estates and trusts, and other entities required to file tax returns. Enrolled agents are an excellent resource for anyone seeking up-to-date information on all tax-related issues!

 

 

 

 

 

The preparer’s fees and availability are other items to consider when seeking a tax professional. High fees do not necessarily denote quality service, nor do low fees necessarily denote poor service. Capitol Update

 

Due to the growing evidence of mortgage fraud in Arizona Senator Jay Tibshraeny of Chandler introduced bill #1221 which would make mortgage fraud a felony and punishable by a 10 year prison sentence. This bill is meant to hinder of eliminate the growing problem in our state. The bill has passed almost unanimously out of the Commerce and Economic Development committee on January 31, 2007. There has been an amendment adopted to the bill which clarifies specific language to define “mortgage fraud” under the guidelines of the law.

That old GFCI may no longer protect you!

By detecting dangerous current flow and instantly shutting off power, ground fault circuit interrupters save hundreds of lives each year.  But after 10 years or so, the sensitive circuitry inside a GFCI wears out. Usually the test button on the GFCI doesn’t tell you there is anything wrong: When you press the button it shuts off the power as always. So the only reliable way to check an older GFCI is to use a circuit tester that its own GFCI test button.

Plug in the tester an push its test button. If the power goes off, the GFCI is working. Press the reset button to restore power. If the power doesn’t go off replace the GFCI.

Your new GFCI will never require a circuit tester. ALL GFCI manufactured after mid 2006 are designed to tell you when they fail. The vast majority indicate failure by shutting off power permanently. So someday your GFCI (and any other outlets connected to it) will simply stop delivering power and you will have to replace it.

Generally, the kitchen, bathroom and exterior outlets are wired to one or several different GFCI’s. Each home will be different. So if the GFCI goes bad up to 6 outlets can be affected.

If you want to strip paint from metal hinges without the fuss an mess of chemical strippers, just fill a slow cooker with water and set the dial to high. The heat and moisture will soften the paint, and often it will fall off as a single piece.

This method works on oil, latex and most spray paints. It may not remove some clear finishes like lacquer.  Cooking the hardware may stain or contaminate the pot, so use an old one or buy a new one for less than $20.00. Better yet, visit Goodwill or any other second hand store and purchase one there!

This will not harm hardware made of non-rusting metals like copper, brass or aluminum. You will have a little rust on steel-not enough to ruin hidden parts like hinge pins or screws, but possibly enough to roughen shiny surfaces. If the steel has plating like chrome or brass and the plating is already flaking off, this method of paint removal will cause more flaking.

Some paints will loosen within a couple of hours, but for best results, plan to cook the hardware overnight. If the paint doesn’t fall off by itself, scrub lightly with a stiff plastic brush. The paint will harden as it cools, so scrub the hardware as soon as you pull it from the water. Some older homes may have paint containing lead so throw all the sludge in the garbage. To clean the metal and restore shine, use a metal polish like Brasso or Noxon.

·        Continuous hot water

The T-H1, the tank less water heater from Takagi, doesn’t just offer endless hot water at a walloping 10.2 gallons per minute which will handle 3-4 faucets at once. It can also heat your house through radiant floor system. It is the first gas tank less model to go high efficiency (about 95% efficient). Most tank less gas models are about 80% efficient. It comes at a high price of $3,920.00.  The price will be partially offset by savings in energy costs, no standby heat losses and a $300.00 federal tax rebate.  Contact your local plumbing supply dealer for more information. Good News!

 

Many Real Estate experts agree that the market sputtered and crawled through 2006 but that 2007 will be much brighter. How can it not be? We have a net migration of 100,000 new residents moving into our state each year. In fact, Arizona after coming in second to Nevada for the last 19 years has finally taken over the number one spot in 2006 for growth. Also, Arizona was number three in the nation in job growth for 2006.

Let’s face it. Arizona is a great place to live and work. After all that’s why we all came here. With job growth and expansion of the population every year the surplus of housing we have now will be gone. What we had in 2006 was a correction and almost all real estate experts agree that 2007 will be a much brighter year!

Its fall and time to maintain your hot water heater. Arizona’s hard water shortens the life expectancy of both electric and gas hot water heaters. If you want to save money and prolong the life of your water heater you can do the following.

First, either shut the gas or the electric off to the unit. Second, bring in garden hose long enough to reach the outside and hook it up to the drain valve located at the bottom of the unit.

Now turn off the water coming into the heater and turn on one and open the drain valve. Next open one hot water valve at a kitchen/bathroom sink. This will allow air to into the system so the water will drain.

Once the water is all drained turn the cold water inlet valve on again and let it flush out any remaining residue at the bottom. Let it run until clear.

Now, shut the drain valve and remove the hose. If the drain valve is leaking a little you may have to replace a washer or the entire valve. Just drain it again and replace the valve. Turn the power and or gas back on and the water inlet valve and your water heater is ready to go for at least 6 to 12 months.

Check the unit and all the connections for and signs of rust or corrosion especially on the tank itself.  Major signs of corrosion on the tank indicate that the tank should be replaced. When replacing the tank it is a good idea to put a pan under the tank that is piped to the exterior of your home or drain. This way if the tank does leak the damage to the interior of the home will be kept to a minimum.

Did you know that some of Arizona’s leading economists believe the housing slow down is just a bump in the road? They also think that people are spending too much time thinking and talking about it!

Instead, we should be looking at statistics that show the state created 161,000 jobs through August of 2006 and more than 340,000 jobs since the end of the 2002 recession. We had a Whopping 8.7 percent gain in gross state product for 2005.

“It’s hard to imagine a state with more economic momentum”, said Kent Ennis, an economist and director of research at the Arizona Department of Commerce. Ennis made the comment at the 2007 SRP Economic Forecast held October 4, 2006 at the Phoenix Convention center.

Panelist included University of Arizona President Robert N. Shelton and Stephen Happle, professor of economics at Arizona State University W.P. Carey School of Business.

While the men agreed that Arizona’s economy would slow somewhat in the coming year, all said the economy would continue to expand. They stated that 2007 would be a moderate growth year.

Confused about the new Environmental Disclosure Law? Basically, it allows sellers of real property to allow third parties to obtain EDR reports on their behalf for the property that is for sale. At this point in time EDR reports are voluntary. However, probably within the next year or so it will become mandatory just like California and several other states.

What should you do? It’s simple, protect yourself! As a professional you know these reports exist and there cost is insignificant to the cost of the home. Site specific reports cost approximately $95.00 and Neighborhood reports cost $135.00.

Would you recommend to your buyer not to have a Home Inspection? Than why would you not recommend that they have the Home Inspector order a copy of the EDR report while completing the inspection? The answer is you would not.
